The nearly 100-year-old hotel is on the market with a listing price of over $12 million

ATASCADERO — The historic Carlton Hotel on Traffic Way in downtown Atascadero is up for sale. The 52-room, three-story building boutique hotel is listed for $12.25 million.
Perfectly established between Los Angeles and San Francisco, it originally opened in 1929 to provide a full-service and luxury stay for its guests. Radio and TV personalities frequented the hotel, including Bette Davis, Jack Benny, and Fred MacMurray.
However, the hotel eventually went into flux as it at one time became a senior housing complex and then sat vacant until the current owners purchased the hotel in 1999. The owners then began a significant renovation and restoration, to which it re-opened in 2005, reflecting its history with modern conveniences. The clock tower that was installed in 1952 remains a city landmark to this day.
The nearly 100-year-old hotel has most recently been home to the Nautical Cowboy restaurant and Back Porch Bakery, with a Tuscany-style courtyard on the third floor.
According to LoopNet, the three-story building includes approximately 2,500 square feet of meeting space, a fitness room, and a business center.
The retail space holds many options with regard to future leasers, which could all coincide with what is relevant to the area — a wine tasting room of a local winery, a pizza eatery, or a bar and lounge.
The Carlton Hotel is located close to wineries, breweries, and retail businesses, not to forget the Sunken Gardens, which are within walking distance and provide an opportunity for out-of-towners to come and stay, while enjoying what the downtown has to offer.
